Signs your bottom seal needs replacing

  • Daylight shows under the door when it is closed.
  • Water, snow or leaves blow in under the door.
  • Mice or insects keep getting into the garage.
  • Cold drafts in winter, especially in an attached garage.
  • The rubber is cracked, brittle, torn or flattened.
  • The seal has pulled out of its track or hangs loose.

Types of bottom seals

Garage doors use different seals, and the right one depends on the door and the retainer that holds it:

T-style and bead seals

Slide into a metal retainer channel on the bottom of most steel doors.

J-style seals

Hook into a matching retainer used by some door manufacturers.

Bulb seals for wood doors

Nailed or screwed directly to the bottom of many wood doors.

Threshold seals

Fixed to the garage floor and work with the door seal to block water.

We identify your retainer and match the seal to it, and replace the retainer too if it is bent or rusted. See our guide to replacement seals.

Why a worn seal matters

A good seal makes a bigger difference than its size suggests. It keeps rain and melting snow from pooling inside, blocks the gap pests use to get in and cuts drafts that cool the garage and the rooms next to it. It also helps the door close evenly on an uneven floor.

Side and top weatherstripping

The vinyl stop molding around the sides and top of the door seals the rest of the opening. If it is cracked or no longer touches the door, we replace it during the same visit. Our weather seal repair guide explains how the whole system works.

When the seal isn't the problem

A gap that is bigger on one side can mean the floor has settled or the door is out of level. If a new seal alone won't close the gap, we check the door's balance, track alignment and opener limit settings so the door sits evenly on the floor. Need other work while we are there? FAQ

Garage Door Bottom Seal Replacement FAQ

How often should a bottom seal be replaced?

It depends on sun, weather and use. In Ohio's climate, many seals need replacing every few years, once they crack, harden or flatten.

Can I replace the seal myself?

On some doors it is a simple job, but a stuck or corroded retainer, the wrong seal type or an uneven floor can make it tricky. We get the fit right and check the door at the same time.

Will a new seal stop water coming in?

In most cases, yes. If the floor slopes toward the garage or has a dip, a threshold seal on the floor may be needed as well.

Do you replace the side weatherstripping too?

Yes. We can replace the side and top stop molding during the same visit.

How much does a bottom seal replacement cost?

It depends on the door width, the seal type and whether the retainer needs replacing. You get a free, upfront estimate before we start.
